The Real Estate (Regulation and Development) Act exists to protect buyers from delayed possession and misrepresented project details, but many first-time buyers never actually check a project's RERA page before booking.
Every registered project must disclose its promised possession date, sanctioned layout plans and the developer's track record on prior projects — all searchable on the Gujarat RERA portal by project name.
If a project you're considering isn't RERA-registered and it legally should be, treat that as a serious warning sign rather than a minor omission.
